our fees


£199 Membership Joining Fee
This covers the cost of your deposit protection, your reference checks, your right to rent checks, the cost of your agreement, your check in and your inventory. You will also be able to join our Facebook Community Group as well as access to partners, our newsletter and the great discounts that are exclusive to Capital Living members. This also includes the cost of a standard reference check that we will carry out before we approve your application.

£300 Room ReservationThis takes the room off the website when you reserve it. It secures the room in your name for seven days while you do your application then it goes towards your deposit. The £300 also covers the cost of the loss should you wish to pull out of your Room Reservation once we have stopped advertising the room. We carry out third party reference checks on all of our Members - if you agree to reserve a room and pay the £300 reservation, you are in doing so confirming that there is no reason you know of that you should fail this reference check. If you fail the reference check and we are unable to take your application any further the £300 reservation fee remains non-refundable.

DepositThe deposit is equivalent to six weeks' rent and covers security over damage to the property. We also offer a deposit free option which we can explain during our interview process.

Member Replacement ServiceThe Member Replacement Service is £500 if you are in your first term with us. This covers the cost of re-marketing the room, interviewing new prospective members and carrying out viewings on your room. This is reduced in the second term to £350. 

End of Membership Clean £50 is charged at the end of your tenancy to cover the cost of the professional deep clean on the room to bring it to the same standard as when your contract started. 

Renewal fee£34.99 is charged when you renew with us for another term, whether in the same room or a different room. This covers the cost of the re-protection of your deposit and the cost of the agreement. 

Room move fee£100 is charged should you wish to move to another room in the middle of your contract. This cost covers the protection of your new deposit, the cost of the agreement and the cost of re-marketing your current room in order to release you from your contract. 

Out of hours check-inOut of hours check-in's are any check-in's taking place after 5:30pm and at any time during the weekends. There is a fee of £50.

EarlybirdThere is the option to sign up to be an Earlybird. This costs £50 and enables you to be notified of all new properties uploaded to our website. It is valid for three months from sign up date. If you take a room with us the £50 goes towards your deposit. 

Reference FeesIf you require a Landlord Reference from us once you have moved out of your Capital Living home we will charge £39 per reference. 

Landlord Arrangement fees You're always welcome to arrange your own contractors to attend to issues in your house when renting through Capital Living, however, we realise it can be a hassle to be liaising back and forth with contractors. We aim to make it simpler for you as our landlord by charging you a fee that covers our arranging the job on your behalf. We don't charge the usual % of rent fees like most estate agents, because we don't think it's fair to charge you if nothing is broken and you'll only pay one arrangement fee per job, even if multiple contractors are required. 

Our current arrangement fee is £50 per job.
