Permitted payments

Holding Deposit:

The holding deposit is equivalent to one weeks rent. This takes the room off the website when you reserve it. It secures the room in your name for seven days while you do your application then it goes towards your deposit. The holding deposit also covers the cost of the loss should you wish to pull out of your room reservation once we have stopped advertising the room. We carry out third party reference checks on all of our Members – if you agree to reserve a room and pay the holding deposit, you are in doing so confirming that there is no reason you know of that you should fail this reference check. If you fail the reference check and we are unable to take your application any further the holding deposit remains non-refundable.

Security Deposit:

The deposit is equivalent to five weeks’ rent and covers security over damage to the property. This will be protected in the DPS Custodial Scheme and you will be served the relevant prescribed information. 
The deposit will be returned to you in full at the end of your tenancy unless any deductions should be made to the amount in instances such as:

  • – Damages to the room
  • – Rental arreas
  • – Dilapidation
  • – Court costs

Change of contract:

If you wish to change the terms of your Membership there will be a permitted payment of £50 should you wish to move to another room in the middle of your contract. This is a permitted payment for changing your tenancy agreement.

Out of hours check-ins:

Out of hours check-in’s are any check-in’s taking place after 5:30pm and at any time during the weekends. There is a charge of £60, these are subject to availability as it requires somebody to be available to come in out of hours.
